Yes. Use our design tool to choose your model, colors, finishes and upgrades and see the price as you go. Submit it and we’ll send a written proposal to review, sign and place your deposit.
Your deposit secures your place in our production schedule. After your deposit is paid, our team arranges a site visit to evaluate the travel path, delivery access, and planned home placement. During construction we keep in regular contact and send progress photos, and when your home is complete we share a link to its process pictures.
Yes. We typically have stock homes available for immediate sale. They can be delivered within 2–3 weeks of your order, depending on weather and how ready your site is. Stock homes require full payment before delivery and are fully insured until they reach your site. See Available Now homes.

Park model RVs (the Modern Farmhouse, Nordic Nook, Tinde and Wildflower) are built on an RV platform and certified by the RV Industry Association (RVIA) to the ANSI A119.5 park model standard. They can go wherever RVs or park models are allowed.
Modular homes (the Acadia and the Modern Farmhouse 1 and 2 Bedroom Modular) are built to residential building codes, installed on a permanent foundation, and come with 200 amp electrical service. They are available in South Carolina and North Carolina only.
Yes. Every home is built indoors at our facilities in Chesnee, South Carolina, then delivered to your site.
Residential construction methods and premium materials come standard: 2x4 exterior walls 16" on center with engineered roof trusses; ZIP System sheathing and AdvanTech subflooring; LP SmartSide siding and 29-gauge 5V metal roofing; Low-E argon-filled windows; Owens Corning fiberglass insulation (Rockwool comes with the Cold Climate Package); custom solid wood soft-close cabinets with granite countertops; a Mitsubishi mini-split, tankless gas water heater and PEX plumbing.

Yes. Each model offers choices from exterior paint and roof color to cabinets, countertops, flooring and shower type, plus porches and other upgrades. See them all in our design tool.
Yes. The Acadia is a two-bedroom, two-bath modular home, and the Modern Farmhouse 2 Bedroom Modular is a two-bedroom modular home. Both are available in South Carolina and North Carolina. The Tinde also offers a bonus room option.
Yes. Our team performs quality-control checks throughout production. Every park model RV is also inspected inside our plant by a third-party RVIA inspector and labeled as meeting the ANSI A119.5 standard. Sweet-Haus is a licensed modular builder in North Carolina and South Carolina, and our modular homes are factory-built to meet applicable residential building codes and undergo third-party inspections.
Designed for enhanced comfort in colder climates, this package includes an upgraded Hyperheat HVAC system and Rockwool insulation for improved thermal performance and year-round comfort. Add it in the design tool, which shows its current price for each model.
Once production starts, a park model home typically takes 4–5 weeks to build and a modular home 6–8 weeks. The current lead time is around 4 months for park models and a little longer for modular homes. Lead times fluctuate with our build schedule; ask us for the latest.
The home itself, built with our standard features: the construction, finishes, appliances and systems listed for each model. Delivery, setup, skirting, steps and any upgrades you choose are priced separately, and the design tool adds them up as you go.
No. They are priced separately so you only pay for what your site needs. Setup (block, level and tie-down), skirting and steps are options in the design tool, and delivery is priced by distance. See setup and delivery pricing.
Beyond the home, delivery and setup, plan for anything your site needs: land or lot rent, site preparation, utility connections (power, water, sewer or septic), any permits your county requires, a permanent foundation for modular homes, and insurance. Every site is different; we’re happy to talk through yours.
Sweet-Haus does not offer in-house financing. For park model RVs, we work with three financing partners: AutoMHatic (not available in NC), 21st Mortgage (you’ll need our retail number, 3516-1), and First Flight. Apply on the lender’s website; once you’re approved, we can proceed with your purchase. Financing terms typically include up to a 25-year amortization. Because park model homes are considered RVs, RV financing, personal loans or a HELOC are also options.
Modular homes are financed differently, much like a stick-built home: through a construction loan or mortgage from your own lender, with a larger down payment and funds released on a draw schedule as the home is built and set. See financing options.
A $5,000 deposit places your order, 50% is due prior to the start of production, and the balance is due before delivery. Stock homes require full payment before delivery. Your proposal confirms the schedule for your home.
Yes, where local rules allow it. A park model RV can be placed anywhere RVs or park models are allowed, depending on local zoning, community rules, utilities and intended use. Modular homes can be placed where your local code permits them, in South Carolina or North Carolina.
Many of our homes are designed for full-time living. Whether you can live in one full time depends on your local zoning and occupancy rules, especially for park model RVs. Our modular homes are built to residential building codes. Check with your county before you buy, and we’re glad to help you know what to ask.
Our modular homes are installed on a permanent foundation. Park model RVs are set up with block, level and tie-down; if your county asks for something more, contact us to talk through your site.
Yes. The Acadia and the Modern Farmhouse 1 and 2 Bedroom Modular are available in South Carolina and North Carolina only. See tiny homes in South Carolina and North Carolina.
Many owners use their homes as short-term or long-term rentals, but it depends on your local rules and, in a community, its own rules. At Trout Stream Cabins, for example, short-term rentals require a signed addendum and a $400 monthly fee on top of lot rent. Rental income is never guaranteed.
The property owner. Confirm zoning, permitting, home type and occupancy requirements with your county, HOA or community before you order. We can provide information about our homes to help, but we can’t guarantee local approval. Use our pre-delivery checklist.
You cannot pull a building permit on an RV, and park model homes are built on an RV platform, though some forward-thinking counties are adopting RVIA as their permitting process for tiny homes. Our modular homes, available in South Carolina and North Carolina, are built to residential building codes and installed on a permanent foundation.

Shipping is priced by distance from Chesnee, SC. The design tool estimates it at $12 per mile with a $1,500 minimum, and your proposal confirms the final cost.
Yes. We arrange safe, professional transport and setup of your home: block, level and tie-down, with skirting, steps and a landing available. Concierge setup is quoted for your site. See setup options.
Park model homes use our ConnectEZ® system: a garden hose connection, a pre-installed RV cord and a sewer quick disconnect, so you can connect quickly once utilities are at the site, and make permanent connections at the same points later. Yes. Our park model RVs carry the Sweet-Haus Limited Warranty, which covers latent defects for one year from transfer of title, and asks you to send a written list of any minor deficiencies within 30 days. Read the warranty or download the PDF. For modular homes, ask us about warranty terms.

Yes. Talk with your insurance provider about coverage for your home type, park model RV or modular home. Stock homes are fully insured by Sweet-Haus until they reach your site.
Routine care keeps your home at its best: cleaning your mini-split air filters, checking caulking and weather stripping, and looking after your deck and exterior. Our how-to videos cover the basics. The warranty does not cover issues caused by a lack of routine maintenance.
